Double room w/ ensuite near Guildford Town Centre

Bedroom with bedframe included

I'm a current tenant in a first floor flat near Guildford town centre. My flatmate is moving out later this year, so I'm looking for someone to take her room.

The room: Large double with an ensuite. It has 3 inbuilt wardrobes and a bedframe (mattress not included). The bedrame that is included is the grey bed. I used an old photo to show the wardrobes as it was much better than what I managed to capture! It is a lovely spacious, light room with plenty of room for a desk if working from home.

The flat: The living room is furnished with my furniture as the flat was unfurnished when we moved in. There is a sofa, table + two chairs, armchair, TV stand and TV.

The flat is in a quiet area off the main road and with a lovely view of trees/the river. It is a 15-20 minute walk to the town centre and Guildford Station, and a 10 minute walk to Stoke Park. Lidl and Waitrose are within walking distance. There is private parking and a communal garden/grassy area.

Rent is £837.50 per month. I could only include a whole number in the ad so I rounded up to £838. Bills not included. We currently pay £172 each per month for electricity, council tax, contents insurance, TV license and broadband.

About me: I'm a professional in my 30s. I tend to work from home 3 days a week and occasionally work evenings from home, but work from my bedroom. I am usually out for 2-3 evenings a week, but I love an evening in and enjoy watching TV in the living room. I enjoy a balance of being social and having time to myself. I would be looking for a likeminded professional female flatmate aged 20s/30s.
