Just to be completely transparent about the setup: you would have the flat’s actual bedroom as your private room, while I use a partitioned section of the living room as my sleeping area. There is still a small shared lounge/chill-out area, and we would share the kitchen and bathroom.

The arrangement works well for someone who wants their own proper bedroom in central Guildford at an affordable rent and doesn’t mind sharing the rest of the flat with one other person.

Location
The flat is very centrally located, around 5 minutes’ walk from Guildford High Street and London Road station, approximately 10 minutes from the bus station and around 15 minutes’ walk from Guildford mainline station.

About me
I’m a professional in my 30s, working in building energy and also involved in rugby coaching. I’m active and outdoorsy, regularly go to the gym and spend a lot of my free time walking in the Surrey countryside.

I batch-cook, so I do use the kitchen, but otherwise I’m generally quite busy and not someone who spends all day at home. I have friends in Guildford and London and also travel for work and personal projects. I’m expecting to spend around two months travelling by March, so there will also be periods when you effectively have the flat to yourself.

I’m relaxed, friendly and respectful of people’s privacy. I’d like the flat to feel comfortable and informal rather than like a traditional landlord/lodger arrangement.

This could suit a student, young professional, Monday–Friday lodger, or someone looking for an affordable central Guildford base.

Pets are genuinely welcome — I’d actually be very happy to have a cat or dog around.
