Lovely spacious room in quiet modern house

The house is an architect designed contemporary detached house situated in a good sized garden. Easy walking distance to Guildford, good transport links and direct access to the country side - great for walking, cycling or (not my thing) running! Off street parking and EV charger. Might even be able to find space for a bike in the garage.
Coming into the house, on the ground floor there is a large kitchen and living room. The guest room is half a level up and looks out over the garden. The guest bathroom is right next to it and my lodger will have principal use. However, the washing machine is in this bathroom so I need access every now and again.
The furniture in the guest room includes a single bed, a 2 seater futon sofa-bed, a large wardrobe with drawers, a chair, small book case and table.
On the first floor there are two more bedrooms, another bathroom and my studio office.
As I work full time as an architect from home, my perfect lodger would be someone who is also busy during normal day time hours either in full time employment or on an advanced study programme.
I am often absorbed in my work and usually content on my own but I am also sociable, enjoy the company of others in the house and have plenty of friends near and far. Occasional weekend visitors are welcome.
