I have been hosting lodgers for 13 years now and am able to provide letters from them all saying I'm a nice Landlord/ Housemate.

I live in a lovely updated link-detached house in South Croydon (more Sanderstead really), and am offering a large 1st floor double bedroom with an e/suite shower room/wc, AND a large sitting/dining room next door for your exclusive use. There is also an adjacent bathroom if you prefer a bath.

The en suite bedroom has loads of storage space, a comfortable double bed and a TV and secluded views over the garden. The shower room has a WC, Shower, and vanitory unit.
These rooms form part of a 1st floor extension built appx 14 yrs ago.

Your private lounge/diner has a desk, two small settees, a small dining table and 2 chairs, a separate PC table and chair, and a large smart TV, recorder box, and stereo system. This room has lovely south-westerly views.

Your host lives on the ground floor, so you would have upstairs virtually to yourself apart from an occasional visitor who would use the guest bedroom (which would be available for you to use for an occasional overnight visitor).

You'd share the fully equipped kitchen with plenty of space for your own food, etc., and have the use of my washing machine and tumble drier in the utility room next door.

All the usual bills are included - utilities, council tax, broadband, etc.

I'm in my 70's but very fit and active with a good sense of humour (I'm told). Most days I'm over the road golfing at Purley Downs Golf Club. I'm also a clean, tidy and domesticated bloke and would expect the same from my housemate(s).

I am equidistant from Purley Oaks and Sanderstead stations with frequent trains to London, and there is a bus that passes my door every 20 mins going to Purley. There are a lot of open spaces in the area, including Purley Beeches and Wettern Tree Garden, which are less than 5 mins walk away. There's also a gym at the bottom of the road if you're into that sort of thing.

My house has a patio and a nice well maintained secluded garden, and there is off street parking if needed. I would prefer no pets, but might consider (I have a dog proof garden).

Ideally I am looking for a single lady (who are generally more tidy), but would consider a couple which may bump up the rent by a little bit.

I would be looking for references if possible and am more than happy to provide them myself. I hosted a lovely Ukrainian couple for three years,, and previously hosted three different young ladies, all of whom thought I was a nice caring landlord and friend. I am also DBS certificated (which is a good thing ;-)
