We have 4 large, modern and spacious double rooms in a massive 6 double bedroom house located in a very desirable and affluent residential area of Cheam (Sutton).

Room 3: Double room (16 x 12 ft) large bedroom overlooking the rear garden. It has a large double wardrobe, double bed with Ottoman storage (brand new) and mattress, 2 chest of drawers (one large and one standard), bedside tables, large storage chest by window, very large study desk and chair and a new 42" 4k TV .

Room 4: Double room with ensuite (16.9 x 10.10 ft): large bedroom overlooking the rear garden. It has 2 double wardrobes, double bed with storage, large chest of drawers, large study desk with internal storage, chair, bedside table, new 42" 4k TV and ensuite with shower.

There is one large family bathroom on the first floor and a shower room on the ground floor. This is in addition to the ensuite bathroom.

The kitchen has direct access to the garden via bi-fold doors and has all amenities (2 American style fridge freezers - both new, a large cooker / oven, bar stools, dining table and 6 chairs, and lots of storage cupboards). The kitchen pantry area has a washer and separate tumble dryer. The lodger will have dedicated storage space within the kitchen as well as the fridge freezer

Access to motorway (M25) is only a short drive and via direct road leading to the motorway.
The house is located in Cheam (Sutton) with direct bus access (within 5 mins walk) to go to Sutton Town centre or Ewel East and Epsom centre. Its 15 min walk from Sutton and Cheam Station from where you have direct trains to central London (i. e London Bridge, London Victoria and Waterloo within 30 mins). Epsom hospital, St Helliers hospital are accessible via direct buses from next road and Royal Marsden hospital is a short walk from home. The neighbourhood is very nice and residential with parks and sports club within walking distance.

The house falls in council band G and above rent is inclusive of all bills (except cleaning).We (daughter and I) are friendly and don't mind interacting with the lodgers or giving them their space, depending on their individual preference.

We would like the lodger to keep their room and house neat and tidy, be mindful of others in the house and respect each other's privacy.

Pls note, for couples taking the room, the monthly rent will be an additional £100 to cover additional utility bills. No children allowed.
