Quiet 2 Bed in High Heaton

Hello,
I live in a small 2 bed maisonette in High Heaton and am looking for a housemate to fill the other room. I am quiet and neat and am looking for someone similar who just wants to live a simple and peaceful life.
There is currently no bed in the spare room but a single will be provided if you do not have your own to bring.
The street is peaceful with ample parking, but is also located 2 mins away from the 62 and 63 bus stops that lead into town. It's also a 5 min walk from the Benton Road Sainsbury's.
The house has a shared garden, a kitchen with an oven, fridge, freezer, dishwasher, and washing machine, and a shared bathroom and shared living space. Most of the furniture is mine and is included, however you will need things like crockery, cutlery, kitchen utensils, etc.

Price wise your share will be £387.50 a month for the rent. We are in Council Tax band A, approx £80 each per month. Water is £16.50, wifi is £15. Energy bills vary but on the HIGH end will be approx £40/£50. As such your total will be approximately £550 a month.

The room is available from 29th June onwards.

The landlord is a wonderful, kind woman who is always helpful if anything goes wrong.
I would require meeting you before anything is decided but feel free to ask any questions beforehand.

This room is not available to students, and preferably someone aged around 25-30 who is an employed professional.
