I am looking for someone to take over my room in a shared student house.

Rent- £650 a month bills not included
Available from July 7th fixed term agreement 12 months
The house is shared with 3 other students who are friendly and respectful. It is a clean, sociable house, but not a party house.
The room is a good size and comes fully furnished with a bed and storage.
We are currently looking for a replacement tenant to join the existing contract as I am moving university. The landlord will need to approve any applicant.
Looking for someone respectful of shared spaces.
Important: this is a tenancy replacement, so you would be taking over my contract position with landlord approval.
