A bright, modern and fully furnished double room is available in a well-presented three-bedroom home in Holystone from 1 January 2027.

The quiet rear-facing bedroom has a pleasant open outlook and includes:

- Double bed with bedding (if required)
- Large wardrobe and drawers
- Fitted desk, ideal for working or studying from home
- Wall-mounted TV with Fire TV Stick
- Under-bed and loft storage

You’ll share the contemporary kitchen, spacious lounge and dining area, separate bathroom and toilet, and garden with a friendly live-in landlord. Driveway parking is available when space permits.

I work from home most days but have a busy schedule. I’m usually out for much of the weekend and only spend a few evenings each week at home, so you’ll have plenty of space and time to yourself.

The house is conveniently located for the A19 and Coast Road, providing easy access to Newcastle, North Tyneside and the coast. Silverlink Retail Park, local shops and other amenities are also nearby. Northumberland Park and Palmersville metro stations are a short walk away for access to the cities' hospitals and universities.

Two arrangements are available:

- £500 per calendar month for weekday occupancy
- £600 per calendar month for full-time occupancy, including weekends

I'm happy to accept short and long term lets.

Both rental options include council tax and household bills: gas, electricity, water and unlimited Wi-Fi. No security deposit is required. An electric vehicle charging point is also available (electricity cost to be covered by lodger).

I’m looking for a friendly, clean and considerate lodger who will treat the house as their home. It’s a relaxed household where overnight guests and occasional small gatherings are welcome with prior agreement.

Smoking is not permitted anywhere within the property or garden. Pets may be considered by prior agreement.
