Hi everyone, I am moving out of our current flat and am looking for a replacement tenant.

This upstairs flat is in the lovely neighbourhood of High Heaton and is in close proximity to the following:
• Freeman Hospital (10 mins walk)
• HMRC (20 mins walk)
• Lidl and Sainsbury’s (both 20 mins walk)
• South Gosforth and Longbenton metro stations (both 20 mins walk)
• Paddy Freeman’s Park and Jesmond Dene (2 mins walk)
• Bus stops offering reliable access into town and beyond (2 mins walk)

The room is furnished and includes a bed, wardrobe, desk, mirror and a set of drawers. The bathroom has recently been refurbished. The flat also has a living room, kitchen and washer/dryer.

Rent is £375 which is paid on 28th of each month. Bills are not included but are approximately £175-200 per person per month. Council tax is band B.

The current tenant is a NHS professional who works full time. She would prefer for the new tenant to be female, a non-smoker and a working professional around 25-35 years of age.

Please note that this arrangement is not a HMO and as such the tenancy agreement is joint rather than separate.
