Hello. I have a spare room to rent in my 2 bedroom house and I'm looking for a trustworthy student or a professional to take the space.
STRICTLY no smokers. no vapes, no benefits and no time wasters, please!

About the property:
Double bedroom with single bed, drawers, a bin, a desk, a chair, a laundry basket and refrigerator in the room. There are shared communal areas in the house such as living room, bathroom, kitchen and garden/backyard. Appliances in the kitchen are available to use (cooker, oven, microwave, washing machine).
Free parking available outside the house.
Wi-Fi available and all bills are included.
Security deposit will cover 1 weeks rent from the day you move in and it's not refundable.

Sunderland Royal hospital is close by (15 minutes by walking, 5 minutes by bus or car). Metro stations and most supermarkets are within 15 minute walking distance, 5 mins by car, all local shops are 2 to 5 minutes walking distance. There are bus stops nearby the house, buses 10 and 11 run every 10 to 15 minutes. Other buses such as 20; 700; 701 and 702 from Sunderland Royal Hospital go to the city centre as well as to University of Sunderland.

Also, there will be some house rules that MUST be followed.
