Beautiful home with 2 double rooms and 1 en suite

The rooms are large front bedrooms with one having en suite. One has double bed and the other a soft super king! Each room has a work desk and plenty of sockets.
There is a separate lounge available for exclusive use (but we access for cleaning etc) and the home is very welcoming, cosy and traditional 1900, with a lovely garden and enthusiastic cockerpoo called Gary and an aged cat, Rose.
Close to The Fat Pug, Leamington town centre and M40 corridor/ JLR/ National Grid, etc.
NB anyone viewing should understand that since the house is Victorian, it is imperfect, draughty in winter but clean and an excellent location, and homely. The street is quiet (a non through road). The owner works from home most days.

Our priority is to let the en suite bedroom. Its sash windows are a bit poorly but do open. If the second bedroom were also let, this would also need access to the en suite which is via the priority let room. So lodgers would need to know each other and accept this arrangement. I will consider letting just one room however subject to references etc 😊.
