2 rooms and bathroom on 1st floor + shared ground

I'm looking for a new housemate in Leamington Spa :)

I live in a house (CV31 postcode, council tax band D); we have a ground floor with a shared kitchen/living room/toilet, then a 1st floor with 2 rooms + bathroom, and then a 2nd floor with a loft conversion + en suite (so, three toilets total!). I occupy the rooms on the 1st floor (I have them as an office and a bedroom), and my current housemate occupies the loft on the 2nd floor. We also have a small patio out back.

My current housemate found a new job, which will start on the 24th August, so she will be moving out at some point before that - estimating move out date will be between 10th-24th August but I will confirm an exact date as soon as possible. I will be moving to the top floor, which means my new housemate would have 2 rooms and a bathroom on the 1st floor. (And the shared ground floor of course!)
We are on a joint tenancy, and the monthly rent would be £625 each (estimating bills on top would be around £150-£190, but I can provide more detail on that upon request). The two rooms have a tall bookcase, a big chair, a bed, two wardrobes, and a chest of drawers - everything else will be moving with me upstairs.

The location of the house is very convenient, about 20 minute walk to the Parade in a straight line, and 10-15 min walk to the train station.

A little bit about me: I am a 30 year old single professional, I work mostly from home 9-5:30pm, and from the office on Wednesdays. I am very much a nerd, I love video games, books, art, karaoke, and loads of other super cool things haha, and in general I would say I'm a healthy mix between an introvert and extrovert :) I like to think I'm a good housemate, I keep things tidy in our common spaces, and I'm always conscious about the other person and want to make sure we're always communicating. Looking for someone with a similar vibe, who will help keep our home a tidy and relaxed sanctuary :)

Deposit will most likely be equivalent to one month's rent but will be up to the landlords
