A spacious 4m x 4m double room is available from September in a lovely, safe area of North Leamington Spa, within easy walking distance of the town centre.

The room is fully furnished with:

* Double bed
* Desk
* Wardrobe
* Chest of drawers
* Sofa and TV area

There is also the option of exclusive use of the family bathroom directly across the landing.

The house is bright and welcoming, with an open-plan kitchen, dining and living space, a mid-century inspired 1960s feel, beautiful parquet flooring and plenty of natural light. A large picture window fills the living area with sunshine and makes a wonderful spot for reading or simply relaxing. We also have a built-in home cinema in the lounge, perfect for cosy film nights.

Outside, there’s a sunny south-facing garden, off-road parking, and it’s an easy, safe walk into Leamington town centre.

You’ll be sharing with me, a freelance professional, and my young son, who stays three nights a week. My girlfriend occasionally stays over one evening a week.

I’m a musician and often work away, with most Friday and Saturday evenings spent performing, so the house is often quiet at weekends.

I’m looking for a friendly, considerate PhD student, mature student or young professional who is after a relaxed, comfortable home rather than a typical student house. It’s a quieter alternative to shared student accommodation, with a clean, respectful and sociable atmosphere where everyone enjoys their own space.

Female preferred, as my young son stays at the house several nights each week.

No pets, please.
