***FEMALE ONLY*** I have a comfortable double bedroom available for rent in my lovely 2-bedroom house. Located in a quiet, friendly neighbourhood on the outskirts of Leamington Spa (just opposite JLR and Aston Martin).

The room is ideal for a working professional or student looking for a relaxed living space.

Key Features:
- Fully furnished: Includes a double bed frame, chest of drawers, and 1 x bedside table.
- All bills included (Wi-Fi, gas, electricity, water, etc.) apart from Council tax (Band C) - you just pay the difference.
- Shared spaces: Access to the kitchen with all appliances, living room/diner, downstairs toilet and main bathroom.
- Outdoor space: There’s also a lovely garden at the back with side access. There is a drive that fits two cars (1 is currently used for the landlord).

The room is currently unfurnished, but it will be fully furnished before moving in (bed, drawers, bedside table, etc.), and I’m happy to accommodate whatever you might need.

The house is conveniently located 15 minutes from Leamington Spa town centre, 15 minutes from Warwick Hospital and situated just off Junction 12 of the M40 - great public transport options.

About me:

I’m a 28-year-old working professional and I have a friendly 4-year-old cockapoo. I’m usually out at work or the gym, so you’re more than welcome to use Netflix and Sky on the main TV. I’m also always up for a film night or girls’ night!
