This fully furnished property in the well networked area of Nuneaton - Comprises of a 2 bedroom maisonette, close to A444, M6, M1, M69, A5, M42 Corridors and is based on a strong bus route 20 minute walk from town centre/train station. Ideal for those who live slightly outside the bustle of the Cities and enjoy a little less concrete jungle. Close amenities (ASDA/Sainsburys/Co-op). It benefits also from a good community of neighbours, gyms, colleges and isn't too far from Coventry, Birmingham or Leicester (Ie, Hospitals, Universities, Airport).

Summary:

The double room available to rent is approx 12ft by 12 ft. It comes furnished, Double bed, Wardrobe, Draws, TV a little bits of storage. A desk can be sourced if required. As an occupant you will be sharing with the Landlady this property for clarification, The room is your own personal space with access to all shared spaces.

Understand, I come and go with work and other commitments, I am in the midst of living life as it were so largely need to be ok on your own. The home comes fully furnished with internet (500mbps), on street parking, and as mentioned, good community of neighbours. It is a non smoking household but smoking is ok outside, vaping I am ok with but any damages will incur a charge. Open to most walks of life, honesty and transparency are fundamental for myself.

This property I feel would suit a student, working professionals as its a room/home share. Pets would only be considered if house trained, cat or ornamental. I love dogs, however, away for prolonged periods this simply is not viable due to animal well-fare of them not having direct access to a garden.

This is a LGBT friendly household, I don't share my political views, personal views - you are human, as long as you are respectful and don't harm, I honestly don't mind as I am for a home being a sanctuary, clean, safe and no nonsense. Bills paid, house clean, live life, laughter and enjoyment.

Please note for transparency a deed of no beneficial interest is required and will be source upon or around signing the tenancy agreement. *(means you cannot claim financial ownership on the home or it's value by occupying here). This is to protect the asset.

Rent is inclusive of bills, covers room and shared areas. £620.00 pcm and requires a bond/deposit which is placed into the TDS of £620.00.
