The room.
Clean and in excellent condition. Quiet: no road noise or adjoining bedrooms. The room is bright with a large garden-facing window. It is cool in summer and warm in winter. The mattress and headboard are new (headboard still in wrapper). It has a locking door, spare keys, a wardrobe and a chest of drawers. You are welcome to put up pictures and posters, etc to make the room a home.

The House:
It is in excellent condition. The comfortable living room has a 55” Freeview TV and fast Wi-Fi.
The spacious kitchen-diner has a second 55” TV and is fitted almost exclusively with high-capacity equipment, such as an American-style fridge freezer, oven & hob, washing machine, and tumble dryer. The cupboards are easy to clean and offer plenty of personal storage.

There is a bathroom on the first floor and a second toilet downstairs.

The garden:
Patio area with table and chairs, and room for a BBQ, bicycle rings and space for a motorbike. The garden is due for upgrades in summer.

The Area:
A convenience store is 100 metres away; Elliot’s Field and Tesco are a short walk away. There is on-street parking outside. The train station is three minutes away; the town centre is up to 10 minutes. Trains run regularly to Coventry (10 mins), Birmingham (30 Mins) and London (1hr). There are regular buses to Lutterworth and surrounding areas.. The motorway is a 3-minute drive away.

The Deal:
The contract is for six months, then defaults to a monthly rolling contract. The deposit is secured in the deposit protection scheme.

All rooms are for single occupancy, with occasional overnight visitors.

The landlord covers all household bills, including broadband.

The Atmosphere:
Spacious, friendly, and tidy. The landlord will leave you to enjoy the house but will be attentive if there are any issues.
