Lovely room in family home nr Stratford upon Avon

I’m an experienced host, having welcomed many UK based and overseas student into our home over the last 10 years, including longer let’s for A level students etc. This time, for more stability and less change over, we would like to welcome a uni/post-grad student to stay for an academic year or two.
We have a lovely family home in a village 1 mile Strat Strstford, full of amenities, including shop, Indian restaurant, Chinese restaurant, pub, deli and riverside restaurant, and equally, we are a 20 minute walk from the centre of town. We are also on a bus route into Stratford, Warwick, Leamington, Coventry, etc.
We are a Mum and a 13-year-old boy +2 doggies photographed, so we are not a big household.
The room is a single room with chest of drawers, wardrobe bed et cetera, place for a small desk, but we also have an external air-conditionedgarden room where I work during the week, which can also be used at weekends for study and TV watching et cetera away from the house, it is equipped with Wi-Fi and desk setup, et cetera.
There is a shared family bathroom with bath and over bath shower, and a downstairs toilet and we also have a large garden with patio and places to sit outside, and a shared living dining area.

There is on drive parking if you have a car too.
