I am the owner of a large and recently renovated three-storey terrace house in Mumbles, Swansea.

I am keen to set up a house share with an appropriate professional person or post-graduate student (female or male) (£320/calander month) or couple (£380/calander month).

The room on offer is my favourite room within the house and is situated on the third floor, with sea views across Swansea Bay.
The room measures 4. 7m x 3. 6m and is fully furnished.

This floor level also contains the main bathroom which could be set aside for sole tenant use.

My expectation is then that the majority of the rest of the house and garden would be available for shared use.

The house is situated in an ideal location; with the cafes, wine-bars, boutiques and galleries of the Newton Road within a 3mins walk and the shops, pubs and restaurants of the Mumbles Road within 5mins.

The beach at Llangland Bay can be reached within 12mins (walking).

The house is suitably placed for any person wanting to use the Swansea Bay seafront cycle path into the city (20mins), to the University (10mins) or to Singleton Hospital (10mins).

Public transport also operates regularly from the Newton Road and Mumbles Road.

For a car owner there is a “Residents Only” parking space immediately in front of the house.

I am a teacher of Outdoor Education with over 25 years of experience of working with children, young people and adults on Gower and in South Wales.
I am currently in the process of setting up a career as a freelance instructor (post redundancy).

I am still actively involved in many outdoor sports (sea kayaking, white water kayaking, climbing and mountaineering, caving, scuba diving etc) and tend to be out and about doing things.

I also very much enjoy practical crafts, World Travel and time spent with friends.

My house sharing to date has always been with people of like mind.
This is not however a requirement.

I am looking for a sensible, respectful and honest professional person/ persons who can be trusted and would enjoy living here.

They would also need to be clean and tidy and independent enough to manage to survive should I need to work away from home for any period of time.

Bills: The fixed costs (community charge and utility standing charges etc) are included within the rent. Energy use (gas and electricity) and water use are not included. My aim is to set up a split bill arrangement where the tenant pays the correct amount for their energy use, and is not over-charged.

The household is currently one female owner occupier and one professional male tenant.
I am happy for the third person to be either male or female.
