This is a large, detached stone-built house, full of character with many lovely features, and has a 1.5-acre private south-facing mature garden, full of wildlife and many trees. It is home to my wife and me for almost 43 years, together with Sunny, our little cat.

The house is named "Roman House", situated just a short distance from the town, in one of the nicest streets which contains many large detached old houses, of different styles. Grange Terrace has no houses opposite, as it slopes down parkland to the town centre, and overlooks the River Forth.

We are happy to share our home with two single guests or two couples in each of the two large well well-furnished rooms., single people, or a couple, each would have their well-furnished room on our upper floor. The rooms are large, bright, and airy, with lots of natural light from the large windows, and they get lots of sunshine.

Each room has nice, new carpets and everything you would need, including all bedding and towels, a double bed with a comfortable mattress, an electric blanket, a new LG 43" smart TV, and fast Virgin Media broadband.

There is a new fully equipped fitted kitchen, which will be shared by one other Lodger, and is located on the upper floor, near the bedrooms.

The kitchen is at the front of the house and looks out at two magnificent mature trees, a Copper Beech and a Monkey Puzzle tree, each one as tall or taller than our house.

A large Bathroom is on the upper floor, as well as another on the ground floor which can be used by our Lodgers, as needed. A washing machine is available in our Utility room for your shared use.

A long winding drive leads up to the house and garage, for our use. Adequate space is at the front part of the drive for several cars and unrestricted parking on the road.

Bo'ness (abbreviated from Borrowstouness) is a small old town on the Southern banks of the Firth of Forth, located 20 miles from Edinburgh, with easy access to many towns and cities, via a good network of nearby Motorways, and public transport.

Linlithgow Rail station is approx. 3 miles away, with regular trains to Edinburgh, Glasgow, and other towns over the River into Fife and beyond. In addition, there are regular bus services to Linlithgow, Falkirk & Stirling.

Down in our little town, a short walk away, we have a selection of different shops, including Tesco, Lidl & Farmfoods, and several coffee/snack shops, and food carryout shops. Plenty of free parking is in the town centre.

The town also boasts its own Steam Railway, the historic renovated Hippodrome cinema, and the famous Bo'ness annual Fair Day on the last Friday of June, as well as many other attractions and amenities.

My wife, Grace, and I are pleasant, friendly and easy to get on with. Our little cat, Sunny, will grow to like you within a short time. We are very happy living here and we very much look forward to hearing from you.

NB. The price is per room at £670 per month for a single occupant. For a couple together, in one room, the price would be £780 per month.
