Ideal location for access to Heriot Watt university (18 - 25) minutes by bus), General Electric placement students (5 minutes) and Napier university. Some tenants have studied at Edinburgh University but it's a longer journey by bus.

80m to bus stops and ample on street parking available, 10 minute walk to rail station. Local convenience store and several food outlets also within 100m.

The property is fully furnished and each bedroom has wardrobe, chest of draws, desk, filing cabinet, office chair and bed. At least 2 bedrooms are comfortably large enough to accommodate a double bed. This can be arranged if extra tenants are staying. There is a family bathroom upstairs with shower over the bath and a newly installed shower room downstairs with wash hand basin and WC.

There are several buses each hour to Edinburgh, via Heriot Watt university, which takes approximately 20 minutes. Napier University (Sighthill campus) is 25 minutes by bus and Edinburgh centre around 45 minutes.

Livingston has a large retail outlet, with cinemas, associated bars and restaurants. There's a sports centre and hospital and all are centrally located. Mid Calder has some good pubs and restaurants, 5 minutes by bus.

The house is licensed as an HMO (or House in Multiple Occupation) and has all safety measures in place. License number 007 registered with West Lothion council.
