Double room available from 1 November in a friendly, easy-going house in B12, close to Moseley with good bus routes into the city centre. I'm giving the room a freshen-up (decorating and a few small repairs) before it's ready, which is why it's available from then.

The room is furnished - double bed, wardrobe, drawers, TV, desk and shelving - and the house has plenty of space to share: a large kitchen, dining room, living room, utility room and a garden room, plus a bathroom with double shower and bath and a separate downstairs toilet. The house backs onto a lovely mature garden - perfect in summer - and there's driveway parking too.

Council tax band: C

Rent is £500 pcm with all bills included (wifi too). No deposit - just rent paid monthly in advance. Minimum two-month stay.

I'm a live-in landlord in my late 50s, and there's one other lodger in his early sixties - a quiet, relaxed household. We're sociable but respectful of each other's space. Students and working professionals both welcome.

A few house points: no couples; smoking is outside only (vaping is fine); pets are negotiable - ask me; and I just ask that everyone cleans up after themselves - I handle the main household cleaning. The best way to reach me is via the app message, as I can't always get to the phone.
