Hi there! I am a PhD student at Warwick looking for a friendly, tidy housemate to join me in my lovely home. I'm easygoing and would love to meet potential housemates, so feel free to reach out for more photos/videos, or ideally, to arrange an in-person viewing.

I live in a 2.5-bedroom house located on a quiet residential street in Canley, and I'm offering a spacious double bedroom to let. The other double bedroom is occupied by myself. The room gets a lot of sun, and has a lot of storage space. There is also one shared bathroom.

The home is perfect for both entertaining and downtime, featuring:

- Fully furnished living room & kitchen: Large, bright spaces for relaxing or hosting guests, with everything you need (fridge, freezer, washer, dryer, gas range cooker, oven, microwave, toaster, kettle) to feel at home.

- Charming guest bedroom (the “0.5”!): A cozy single bedroom perfect for a guest or ideal as a home office.

- Conservatory & garden: Enjoy a peaceful summer morning in the conservatory, or unwind in the well-kept back garden and front yard.

- Flexible, handy and reliable landlord who is always prompt about addressing problems with the house.

Location-wise, you’re in a great spot:

- Just a 4-minute walk to the local shopping centre with a minimart (open till 11pm!), pub, barber, chippy, and sandwich shop.

- 5-minute walk to bus stops served by routes 14, 18, and 12X, offering direct connections to Warwick University (10 minutes) or Coventry city centre (20 minutes).

- Only a 20-minute walk or 5-minute bus ride to Tile Hill and Canley railway stations.

Please note that the rent does not include bills, which will amount to an extra 60 pounds or so per month.
