Convenient for Cov & Warwick Uni’s & City Centre

FYI: The house is near to both Uni’s and the City Centre, it is on good bus routes, and is also near to green spaces, gyms, and pubs, and has on-street parking outside the house.
1 room is already taken (the room with the red carpet), so there is currently 1 double room available for rent (the room with the purple carpet) in a shared house with a live in landlord (me) and the other current housemate.
There is unrestricted access to shared spaces - living room, dining room, kitchen, bathroom (bathroom has both shower & bath), and garden.
I am renting out to students or professionals, the rent is reasonable and fully inclusive of all bills.
I’m employed full time - hybrid working.
I’m reasonable, chilled, tidy, flexible, positive, and sociable, but very respectful of other people’s space.
So I am looking for housemates who feel all this would be a good fit for them. And similarly my interest would be that any new housemates would be a good fit for the existing household too.
If I’m honest, along with the other current housemate our preference, is for another female housemate, and a rental term of at least an academic year, however we would consider other options if it still makes for a happy household :)
