Two recently refurbished rooms available for either a fulltime 3-9 month let or a rolling 1 month let for weekdays only.

Both rooms are large, bright, airy and cosy and will share the master bathroom between them. The house is clean, cosy and relaxing, plus calm and welcoming. I am 40yo and live here on my own, although I'm currently minding a little dog called Lola who has the loveliest temperament. I'm afraid the house wouldn't be suitable for someone who wishes to predominantly WFH.

The house is situated off the A45 making it convenient for commuting and there is space in the driveway for another car (or two at a push). The University of Warwick is only 5km away and can be easily reached by car, bicycle or bus. The garage has room for a bicycle and there are two bus stops less than a 30 second walk away, one servicing the university, the other going into town. The Sainsbury's Superstore is close, less than a 10 minute walk away.

The rent is inclusive of some bills (TV, Internet, water) but not others (gas and electricity, council tax) and they will be split accordingly and proportionately. Based on what I currently pay, I expect this to be around £100pcm. I don't currently have a cleaner, but I have in the past and can do so again in the future.
