En-suite room available at Cadnam Hall, Harborne, for a tenancy takeover.

The room is on the 5th floor and faces the courtyard, so it is quiet and private, with plenty of natural light. It has a lovely tree view, and you can often see squirrels outside the window.

The room is fully furnished, warm and spacious, with a private en-suite bathroom. There is enough space for an additional desk, and I can also leave my IKEA desk for the new tenant if wanted.

The shared kitchen is large, with plenty of fridge and storage space. The communal areas are cleaned regularly, and the building also has an on-site gym and convenient laundry facilities.

The current flatmates are all Chinese female students, and the flat is generally very quiet.

Cadnam Hall is located in Harborne, with bus stops nearby and convenient access to the University of Birmingham and Selly Oak. There are also supermarkets and Asian grocery shops within easy reach.

Rent: £197 per week. I can offer a personal discount/cashback equivalent to £10 per week, bringing the effective cost down to £187 per week.

This is an official tenancy takeover / replacement tenant arrangement, not a short-term sublet. The replacement tenant must be a full-time student and take over the full remaining tenancy until 11 September 2027.

According to the accommodation provider, the replacement tenant will need to pay the remaining contractual rent in full directly to the accommodation provider when the tenancy is transferred.

The room can be moved into as soon as the replacement process has been completed with the accommodation provider.

I am looking for someone to take over the room because I will be leaving Birmingham for academic reasons.
