Lovely large single room in quiet friendly home

We are looking for a relaxed friendly female lodger of any age. This is a well furnished house with a cared for garden. Big kitchen/diner plus large lounge and office area including a piano and sewing machine.
We have regular, frequent buses and trains to Birmingham centre and bus to UOB and QE. All stops are within a 5 minute walk. It's a good size room at the back with a beautiful single bed, drawers, shelves, work table and clothes rail. Small wardrobe could be found if needed.
I can lend bedding and towels if you are coming from overseas.
Kings Heath is a great vibrant community with cafes, shops and pubs. We are a 5 minute walk from the music venue/pub 'the Hare and Hounds'. Also round the corner from Fletchers, another live music venue and wine bar.
Housemates are: me, my son and, during university holidays, my daughter.
Shared bathroom and kitchen.
One friendly, cute dog.
Mod cons include WiFi and Broadband, tall fridge freezer, double oven, washing machine and various kitchen gadgets.
Rent is £475 if you need to register with Birmingham city council because I would lose my single person discount. Otherwise, eg. If you are a full time student, it is £425. Plus 25% of energy and water bills. This would be around £35 pcm.
