Room available in our 4-bed house on Warwards Lane, Selly Oak, from 1st September. There are three of us currently living here, all second year students at the University of Birmingham. We're a friendly, easy-going household, generally clean and considerate without being overly strict about things.

The house is in good condition throughout, with a decent-sized kitchen, comfortable living room, and a garden out back that's genuinely nice to sit in when the weather allows. It has gas central heating, a security alarm, and proper double bedrooms with good-quality furniture, so no tiny box room.

Location-wise, it's one of the better spots in Selly Oak, around a 15-minute walk to campus and about 10 minutes to Selly Oak train station, as well as the shops and restaurants on Bristol Road.

Rent is £94 per week (£407 per month), with a £400 deposit protected through MyDeposits. We're arranging broadband and bills independently rather than through a bundled package, which usually works out cheaper than the all-inclusive rates agents often charge.
