My entire flat is available to rent from *** 27 September 2022 *** on a furnished basis.

The rent is £720.00 per calendar month, excluding bills. The returnable deposit is £750.00, which will be secured in the custodial scheme operated by the Government approved Deposit Protection Service (DPS).

The property is a clean and spacious two-bedroom flat on the 2nd floor of an established three-storey block [Ground floor; 1st floor; and 2nd floor]. Access to the flat is via a secure communal entry system and four flights of stairs leading up to the 2nd floor (there is no lift access). Please note, parking is on street only unless you wish to apply to be considered for a garage to rent from Leeds City Council.

The flat has a large living/dining room; separate kitchen with doorway leading to the balcony area; bathroom, with shower over bath; master bedroom and second double bedroom with built-in storage space. There are also two separate storage cupboards in the entrance hall. The flat is double-glazed throughout and has gas central heating/hot water. The overall internal size of the flat is 71 square metres (764 square feet).

Externally, there is a spacious covered balcony area with plenty of room for seating/plants etc. In addition, there is a secure walk-in storage cupboard with enough space to store bikes and other items. The external size of the balcony area (not including the storage cupboard) is 6.8 square metres (73 square feet).

The tenancy will be a fixed term Assured Shorthold Tenancy (AST), with a minimum commitment of 6 months, although shorter lets may be considered.

The flat is located just off King Lane in Moortown and is situated in a quiet residential area, 4.5 miles from the city centre. It is a very short walk (approx. 150 metres) to the frequent bus services that depart from the King Lane Park & Ride site.

There are a number of shops and services within half a mile of the flat, including Sainsbury's (which includes an in-store Lloyds Pharmacy); Argos; Homebase; Moor Allerton Community Hub & Llibrary; Anytime Fitness; Subway; Costa Coffee; Alwoodley Medical Centre; and David Lloyd Health & Fitness Club. In addition, Marks & Spencer Simply Food, a Post Office and several banks (e. g. HSBC & Lloyds) are just over a mile away on Harrogate Road/Street Lane.

1. How do I rent the flat?

Please use the following checklist for guidance:

a). Check the location – please ensure you are familiar with the location and surrounding area, prior to requesting a viewing. Google Street View will give you a good idea of the local area etc.

b). Check affordability – please check that you can afford the rent (paid in advance) and the deposit. Remember to think about on-going costs e. g. council tax, gas, water, electricity etc. You will be required to provide proof of income if you are offered the property.

c). Right to Rent check – you will need to provide evidence of your right to rent in the form of a passport or other acceptable documentation that shows your immigration status. Please note, this is a legal requirement and you will not be able to rent the property if you do not pass the right to rent check.

d). Credit check – you will need to agree to have a credit check carried out to show your credit history. Alternatively, you may provide an up to date copy of your credit report.

e). Landlord reference – you will need to provide a satisfactory reference from your current/last landlord. References will only be requested if you are offered the property.

f). Arrange a viewing – please remember that a viewing does not place you under any obligation; nor does it guarantee that you will be offered the flat. A decision will not be made until all the viewings have been completed on a first come, first served basis.

2. How is the rent calculated and is it due in advance, or in arrears?

The rent is £166.154 per week, which amounts to £720.00 per calendar month [£166.154 x 52 weeks gives the yearly amount. Divide this by 12 to give the calendar monthly amount of £720.00].

The rent must be paid in advance on the 1st of each month, or on an alternative date (but always in advance) as agreed in your tenancy.

3. How much is the deposit and will it be protected?

The deposit/bond is £750.00, which must be paid on, or before the start date of the tenancy.

Your deposit will be protected - it will be sent to The Deposit Protection Service, which is one of the three government authorised Tenancy Deposit Protection schemes.

You will also be given a document which provides further information about tenancy deposits and how your deposit will be returned to you.

4. Can you tell me the council tax charge for the flat?

Yes - the flat is in council tax band A, so for the period from 1st April 2022 to 31st March 2023, the full charge for the year is £1,240.15. 

However, this figure does not take into account any discounts/exemptions, so please check with Leeds City Council to confirm the exact charge based on your circumstances.

5. What's the EPC rating of the flat and can you provide estimated costs for utilities?

The EPC rating of the flat is C.

The following estimated costs are based on recent usage data for this property, but may be higher or lower than the actual costs you will pay.

You should always contact the relevant utility provider to confirm individual charges and likely costs based on your circumstances.

6. Apart from the deposit and the monthly rent, what other fees do you charge?

No other fees are charged, unless permitted by the Tenant Fees Act 2019. For example, a reasonable fee may be charged for a variation to the tenancy, or to cover the cost of repairs caused by a tenant.

7. Do I need to provide a reference?

Yes – a reference is required; this should be from your current or former landlord.

Alternatively, you may provide an employment reference or a character reference from someone who knows you, but this person cannot be a friend or a member of your family.

If you cannot provide a landlord, employment or character reference, a satisfactory credit reference report may be used instead, but this is at the discretion of the landlord.

8. What type of tenancy will I have?

The tenancy will be a Fixed Term Assured Shorthold Tenancy.

This means the tenancy will be for a minimum of 6 (or more) months; you will have the option to extend the tenancy if the terms of the agreement are not breached. There is no maximum term, but there may be reasonable circumstances in which the agreement comes to an end.

These are explained in the tenancy agreement, a copy of which will be provided to you at the start of your tenancy.

9. Will it be a sole or joint tenancy?

If you are renting the flat by yourself and no one else is moving in with you, then it will be a sole tenancy.

If you are sharing with someone else, then everyone who moves in at the start of the tenancy (or moves in subsequently, by agreement) must be named on the tenancy agreement and it will be a joint tenancy.

10. Will you accept families?

Yes – you can rent the flat with any household composition e. g. adults and children. However, you must ensure the flat is never overcrowded based on the relevant definitions in the Housing Act 1985, ss.324-326.

11. Will I need a guarantor?

It depends – if you have never had a tenancy in your name before, a guarantor may be required.

12. What does furnished or part-furnished mean?

The flat is offered on a furnished or part-furnished basis, by agreement (although an unfurnished let will be considered).

If the flat is offered on a furnished basis, this means the following items will be included:

No – it is not possible to rent out each room separately.

14. Is there a lift in the block?

No – there is no lift in the block. Please note, there are four flights of stairs up to the flat.

15. Will I receive an inventory?

Yes, if appropriate - we will agree an inventory together, which will list and describe the condition of the flat and any furniture/furnishings, or appliances included with the property.

This will make things easier if there is a dispute over the return of your deposit at the end of the tenancy.

16. Is there a space to park my car?

Parking is on street only – there is no designated parking space/garage. However, you can apply to be considered for a garage to rent from Leeds City Council.

17. How easy is it to access local destinations?

The Ring Road provides easy access to surrounding areas by car and public transport.
