I am a small private landlord who lets apartments in the house I own next door to where I also live in South Leeds.
I have a lovely apartment available now on the first floor which may suit you if you are willing to venture south of the river. It comprises the entire first floor of this large Edwardian semi-detached house in Cross Flatts Avenue, Leeds LS11 7BG. The house has many original architectural features and is mainly furnished in traditional style. The room is for a single non-smoker. No couples, sorry. The rent is £800 pcm inclusive of Council tax, gas, electricity, water, tv licence and wireless broadband.
The apartment has its own large sitting room, a large study/bedroom with double bed, a good sized dining kitchen with washer and tumble dryer and a spacious bathroom plus a second cloakroom. It is fully furnished and equipped to a high standard. There is a large quantity of storage space and wardrobes/cupboards The main rooms have fitted carpets with fine hand-made Persian rugs laid on top. The apartment is not “self-contained” as such but neither does it share any facilities..
All of its doors open on to the 1st floor landing which also provides the access up to the top floor flat for the single gentleman who lives there. He is the only person who would pass by your doors! Compared to the comings and goings in a typical shared house this is minimal “traffic”. The floor plan of the house remains the same as when it was when built in 1903. Looking at the stairwell the place appears just like the large family home it was designed to be. It is a proper "home'`.

The apartment overlooks Cross Flatts Park Park at the back and Cross Flatts Avenue at the front.. It has central heating and hot water from a combi boiler in the kitchen and double glazing.
There are 3 other apartments in the house, one on each floor, all for single person occupancy and with their own kitchens, bathrooms and laundry facilities. All bed linen and cooking equipment are provided. I plan on moving into the ground floor apartment myself, eventually. I did, in fact, live here for many years in the top floor flat until I moved next door seven years go.
I can offer a six month contract for this accommodation initially. But it can be extended provided the total number of residents in the house does not go above four - one per storey. The minimum stay is for 3 months. After that one month's notice is all that is needed. This gives you considerable flexibility. The first month and final month's rent is to be paid up front. A refundable security bond of £250 is also required and you are expected to return the room in the same clean and tidy condition as when you moved in.
There is secure storage for a bike if you have one but I cannot store an e-bike or an e-scooter for you because of the fire hazard invalidating my insurance. There is on street parking outside.
There is a gym and pool etc at the nearby John Charles Fitness Centre which is quite handy if you like to exercise. Pure Gym is also within walking distance. on the Tulip Retail Park.
There is a weekly cleaner for the entrance vestibule, hall, stairs and landing areas This accommodation is designed by and for grown-ups who like the comforts of home and the flexibility of renting from a caring and considerate landlord - me!
It is very pleasant and "leafy" round here despite being so close to the city centre with the park and lovely Middleton Woods nearby. Many local bus routes run past the end of the street down Dewsbury Road (250m) and it is just a 10 minute bus ride into town (City Station, Headrow or Corn Exchange) + a short walk to the LU and LMU city campus and the LGI. A walk through the park at the back of the house takes you to no. 1 bus route which runs frequently through to Headingley. Additionally there are no less than 12 Arriva buses between 7am and 9am in the morning which will get you to the bus station in 15 minutes. We have the best bus services in the city, bar none! We are handy for all motorways.
Showing consideration to your housemates and being a non-smoker are the conditions of living in this lovely home. It is clean, warm, comfortable, friendly and conducive to study or work
which will appeal to people with mature attitude to their accommodation and fellow residents.
