My name is Rob and I have a quiet, newly decorated and very homely house in the Undercliffe area, with Room 1 currently available ✨

I’m a very clean, tidy and house-proud person, so I’m ideally looking for someone who appreciates a clean and respectful home too — basically, if you think washing up is optional, we may need counselling! 😄

I’m a down-to-earth, easy-going guy with a good sense of humour, and I’ll always do my best to make your stay here as comfortable and enjoyable as possible 👍

🛏️ The room comes fully furnished with:
• Brand new bed and mattress
• Fresh bedding
• Smart TV with Freeview 📺
• Wardrobe and bedside cabinets
• A cosy, comfortable feel throughout

✅ Included in the rent:
• Council tax
• Wireless broadband (WiFi) 🌐
• Some cleaning 🧼
• Gardening 🌿
• Use of washing machine, dishwasher & tumble dryer
• Parking for your car 🚗

🍕 The house is conveniently located close to shops and takeaways, and is on a bus route with easy access to Bradford city centre 🚌

📝 A signed tenancy agreement will be required, along with:
• £500 bond/deposit (fully refundable at the end of the tenancy and protected in a government-approved deposit scheme)
• One month’s rent in advance (£550)

Rent is then paid monthly on an agreed date thereafter.
