Room for for Rent LS4 Area

I have just bought my first house. Its a two bed back to back and I am looking to rent out the other room.

Its in LS4 area, just off Kirkstall road.
40 min walk to Leeds city centre
20 min walk to Headingly.
2 minute walk to local shops/ restaurants.

Lots of on street parking (no permit needed).

The House and the spare room is spacious.

House also has a basement/ communal area.

Spare room has a double bed. En suite bathroom with a bath (no shower). The pictures of the bathrooms attached are the communal ones. I can provide a video/ more pictures of the spare room on request Also has a Sky light window

There are two communal bathrooms with showers.

Looking for someone friendly, laid back and relatively clean. LGBT friendly.

I am a nurse and work full time away from the home.

£500 a month for the room plus equal split off water bill approximately £25 each and gas and electric which is variable. All other bills covered.
