Housemate wanted in queer LS7 household

Housemate wanted!
Hello! I’m looking for someone to fill a room in my house of 3 (plus one dog) in Chapeltown LS7 from November. Rent is £350/month plus bills (£111.83/month currently). Would like to live with someone queer, clean, not a cis man, and in their 30s+. Unfortunately I’m allergic to cats but another dog would be welcome if they get along with the current dog! Located just off Chapeltown Road near CC Continental, good transport links to town. Please note we smoke w33d in the house so only looking for people who are happy with this.

The house is 3 stories plus basement. There is a living room, dining room, kitchen, bathroom with bath/shower, 3 bedrooms, an office/clothes drying room and a front garden. I work from home in the office on Mondays and Tuesdays, otherwise it is free. There’s a futon for when people come to stay. There are 5 steps up to the front of the house and two steps to the back. I am: in my 30s, non-binary, work for the NHS, chill, clean. The other housemate is a cis woman in her 40s and is an engineer. The dog is a rescue French bulldog and is friendly and lazy! Current housemate is moving out because he’s bought a flat. The bedroom has a bed but no other furniture (the desk etc are moving), all the common spaces are furnished. Contract is rolling as long as you give 6 weeks’ notice when leaving

I own the house so if something is broken I will fix it! You’re welcome to customise your room to your taste – paint, put up shelves etc.
Looking to live with someone clean and tidy who doesn't need to be reminded to do their bit around the house.
