Hello, this lovely 2 bed 2 bath flat - with allocated parking space included - will be available to rent soon. One en-suite double available from 13th July. The second double available from 7th August.

The flat is close to Leeds city centre (approx 15 minute walk) and near to key transport links (very easy access to M1/M62).The flat is comfortable and homely, and has been well cared by responsible tenants. It would suit either two flatmates or a couple who need a bit of extra space. Available to let either on room by room basis or as a whole property. Move in dates could be flexible, please enquire.

Accommodation details:
- two double bedrooms. One has an ensuite shower room, the other has use of the house bathroom. Rent split currently £409 for the ensuite and £395 for the other room.
- open plan kitchen and living room, including washing machine and fridge freezer
- a balcony with room enough for a table and two chairs, catches sun from mid afternoon until sunset.

**Please note, the flat is let unfurnished BUT there is a bedroom furniture set currently in the ensuite room available to buy. My flatmate would be happy to sell it on to the next tenants. It's a double bed, sliding door wardrobe and chest of drawers - good quality and all only a year and a half old.**

The flat is on the second floor. Most of the residents in this development are young professionals and some young families. The car park is accessed by a fob activated barrier. There is one allocated parking space included in rent. If you needed a second parking space you could probably find another to rent in the car park - people post parking spaces to rent quite regularly. Or there is on street parking just outside the development.

You'll be renting from direct from a responsible private landlord. He's been great - very responsive to any queries or problems and generally very easy to deal with. As there's no agent involved there are no extortionate fees. My flatmate and I had to pay for our credit check (I think this was about £20) and we paid £500 each for the deposit. We initially rented the flat on a joint tenancy agreement for a year and we've stayed on month by month basis through the lockdown. I'm shortly moving out because I'm buying my own house and my flatmate is moving home. I've posted this ad on behalf of our landlord as it's me who will be facilitating the viewings, but you will of course be able to contact the landlord directly with any questions if you want to take it.
