Hello! I have a small double room to let to a female non-smoker in my quiet house, sharing with one other woman who has lived here for nearly four years. I'm looking for a mature tenant who likes to live a quiet life and is clean and tidy. The double bed has storage space inside, and there are two chests of drawers, a wardrobe, and desk and chair (which can be removed if not required). The living room now has a flatscreen TV, unlike in the photo. The rent is inclusive of all bills - wireless broadband, council tax, TV licence, gas, electricity and water.

* Convenient for direct buses to the city centre, train station and St James’s Hospital.
* Convenient for buses heading out of Leeds to Leeds-Bradford Airport, Guiseley, Otley, etc.
* 10 minutes' walk to Burley Park train station.
* 5-10 minutes’ walk to a choice of gyms, supermarkets, pubs, restaurants, takeaways, cinema, etc.
* 20 minutes' walk to vibrant Headingley.
* Plenty of parking space on both sides of the road.

I don't live in the UK but retain my own bedroom in the house for when I visit Leeds, usually for a two-week visit, two or three times a year. Although abroad, I'm a very conscientious landlady and respond as quickly as possible if a problem arises!
