Double Room with Free Parking

I m a friendly and always keep myself busy with stuff. I own a house in Crow Nest Drive, LS11 8JP(Nearby Elland Road). Myself, the live-in landlord in a 4 bedrooms detached house, and a lovely front garden and back garden with massive stone wall. This house is a well-run and well-maintained, I am looking to share my home with someone who appreciates peace and quiet. Also a mature, friendly, clean, tidy non-smoker.

The room is at the back of the house. The room is about 3.5m x 2.3m (12' x 8') - with a comfortable mattress with two drawers underneath, plenty of space to hang clothes in a built In wardrobe. Two bedside tables with a lamps available. There is a shared bathroom.

The house is centrally heated and double glazed. You would share the entire ground floor - which includes a dinning room, kitchen, living room and down stairs toilet. There is laundry facilities (washing machine and a dish wash) in the kitchen. There is wireless internet connection and an LCD Freeview tv in the room.

We are also handy for all motorways, close to M62 and M1. Many local bus routes run from my place to city centre. White Rose Centre is about a 15 minute walking distance and other local shops (Cooperative, Asda and Aldi) are nearby too. There are few pubs around walking distance.

The rent is £540 per calendar month inclusive of all bills(Council Tax, TV licence, Wireless broadband, Electricity, Gas and Water). Minimum 6month let, one month's notice will be required if you want to move out. In addition, the rent is payable calendar monthly in advance. If you want to move out at the end, the bond £540
will be refundable. For example, If you want to move in on 1st January, you have to pay £1,080 totally, and on 1st February, you start to pay this months rent.
