The flat is a really good size, with a large open-plan living room and kitchen, plenty of natural light, parking and great transport links into Leeds city centre. It's around 10 minutes from the city centre and close to Moortown Corner, Street Lane and plenty of local shops, cafés and amenities.

The available bedroom is Room 1, which is a good-sized double room with its own private en-suite bathroom, plenty of storage and wardrobe space.

Rent is £490 per month, with bills on top. As a rough guide, including council tax, electricity, water and internet, the total monthly cost is usually around £630 in summer and around £700 during the colder winter months.

You'll be sharing with me. I'm pretty laid-back, friendly and easy to live with. I work from home, love cooking and I'm usually watching football when Leeds are playing! I like the flat to feel relaxed and homely, so I'm looking for someone who's clean, respectful, easy-going and will treat the place like their own home rather than just somewhere to sleep.

There's also plenty of parking, really good bus links nearby and it's easy to get into town.
