A bright, sunny, fully furnished double room is available in a friendly, well-maintained home. The room includes a high-quality double bed, wardrobe and chest of drawers, offering plenty of storage.

The property is on a direct bus route to the city centre and hospital, making it ideal for working professionals. There is also plenty of unrestricted on-street parking.

The upstairs is a self-contained area for two lodgers and includes:

* Two bedrooms (one occupied by a male lodger)
* A shared bathroom with bath and electric shower
* A kitchenette with a hob, air fryer, microwave, kettle, toaster, table and chairs

Please note that the kitchenette does not have a sink, so washing up is done using a washing-up bowl with water from the bathroom.

I live downstairs and have my own kitchen and toilet. I do occasionally use the upstairs bathroom, as it is the only bathroom in the house.

Also included:

* All bills included
* WiFi
* Use of the washing machine (please let me know in advance when you need to use it)
* Clothes airer provided (there is no tumble dryer)

Please note:

* I have a dog who can be noisy in the mornings but settles down during the day and does not bark at night.

Rent and deposit

* Rent can be paid weekly, every four weeks or calendar monthly.
* Payment is by Direct Debit.
* Two weeks’ rent is required in advance when moving in.
* One week’s rent is held as a security deposit.
