The room I have available is a large bright space with three huge windows.

You would be sharing with me, the property owner.
I generally just exist during the week...work, home, eat, shower, a little work, then bed! So I would prefer someone who is also quite chilled! I come alive at the weekends!
I work full time along with running my own business from home, so I'm generally busy!

The area is lovely, nice and quiet but ideally located.
There isn't an allocated parking spot, but the road has ample space so you'd never find it difficult.
It's a 5 minute drive to Wakefield centre, or less than 15 minutes to Leeds. Even in rush hour!
There are also regular bus and train services if you're not a driver.

There is a lovely garden that has recently been updated with a nice decking area.

I would expect the cleanliness/tidiness of the room to be the responsibility of the lodger, and would appreciate the same respect to the rest of the house, mainly the communal areas such as the kitchen and bathroom.
The house has a shared bathroom, comprising of a bath, shower (over the bath) and sink.

The chosen lodger will have their own cupboard space in the kitchen, and also the option of their own fridge and freezer should they require them.
