Old Pub converted into a home in Rickmansworth

Live in guardians are pleased to present this former pub which has now been converted into a guardianship proeprty. This is suitable for one person or a couple.

By living in this property you will become a property guardian with us. You will be paying £1500 a month which includes all bills exept for wifi.

The rooms are unfurnished, so you will have to provide your own bed and wardrobe facilities, but the kitchen is fully equipped.

We are a property guardian company, so you will be living in the property under a monthly license agreement. This means that your notice period is a minimum of 28 days.

We prefer to accept working professionals, 21 and over.

We will require the following documentation from you:

• 3 months’ previous bank statements OR
• 3 months’ previous pay slips
• A copy of your passport OR photo ID
• A character or employment reference
* DBS check

We require the following payments from you to secure a room:

• 1 month rent upfront
• 1 month deposit

Please note that if you are not in full time employment with a permanent contract and a guaranteed minimum number of hours, we will request that you provide a guarantor

Access & General:

Entrance through the main front door.
There is another fire escape door at the rear end of property, which leads to the garden and bins.

Ground Floor:

Large communal space (entire pub area).
2x WCs
The commercial kitchen (on the right as you enter via the rear entrance) will be partitioned off.


First Floor:

Kitchen (we will not be installing a new kitchen, only a new cooker and washing machine).
Bathroom
2x bedrooms (new flooring in both rooms, but only the room with yellow walls will be painted).
The third room (first right from the stairs) will be locked off due to it having an open Vaillant combi boiler within it.
Storage cupboard to be locked off.


Outside Space / Parking:

Parking on site at the front. The rest of the car park at the rear will be locked off with heras fencing.
Large private garden.

Approximately a 20–25 minute walk (or 5-minute drive) to Rickmansworth Station, providing Metropolitan Line and Chiltern Rail services with direct connections to Central London, Marylebone and Aylesbury.
Less than a 10-minute drive to Rickmansworth Town Centre, offering a range of supermarkets, cafés, restaurants, independent shops and everyday amenities.
