All the rooms are spread out and there is also a little area in the hall which we have set up as a desk/office space. The flat has wooden floors in the front room and hallway and carpets in the bedrooms.

We have a good powerful shower and gas cooker. Washer and dryer machine in one. Fully equipped Kitchen and furnished flat. (microwaves/kettle/ toaster etc)
SUNLIGHT:
The sun shines on the balcony until 2pm ish so it’s great for growing plants if you want to.
PARKING:
You will require a permit in order to park directly outside or the surrounding area. These are easily purchased from the council.
TRANSPORT:
It is located in Balham. 12 min walk to Balham station and 15 minutes to Clapham South which is zone 2. There is also good bus access to Balham, Clapham south and Brixton. The bus stop to Balham is less than a minutes walk which is good if it is raining!
LEGALITY:
EPC Energy rating and Gas certificate is available. Contracts will be done and deposit held securely. Inventory to be done on move in date.

It was a wonderful home for my sister and I for 7 years and we hope to find some friends or a family who want to enjoy the cosy space and make it their home for a while. We are looking for respectful, responsible and thoughtful people and we are always here on email or the phone if you need us as landlords.

We prefer an annual contract but would consider at least 6 months fixed.

Please also note that the photos are from when we lived there. Whilst the furniture is still the same there have been tenants there for the last few years.
