Spacious Master Bedroom - Tenancy Takeover

My flatmate is moving out, so I’m looking for someone to take over their tenancy in our cosy two-bedroom flat.

You’ll be sharing the flat with just me. I’m an Italian professional who is quiet, respectful and values a peaceful home. I enjoy my own space, but I’m also happy to have the occasional chat, share a meal or do something together now and then—it’s nice to feel like flatmates rather than complete strangers.

I’m looking for another professional who is tidy, considerate and ideally doesn't work from home. The flat is best suited to someone who appreciates having a calm, comfortable place to come back to after work and wants to treat it as a home.
The flat is compact and cosy. It doesn’t have a separate living room, but there is a small utility/dining room that we use for meals and drying clothes. This isn’t a party house—it’s a home for two professionals who respect each other’s privacy while enjoying a friendly and easy-going atmosphere.

The Room

● Unfurnished, giving you the freedom to furnish and decorate it to your own style
Costs
● Rent: £800 per month
● Security deposit: £980.50
● One-off tenancy change fee: £150 (this is half of the agency’s £300 administration fee, shared with the outgoing tenant. It covers referencing, updating the tenancy agreement and the change of name on the tenancy and utility documents).
💡 Share of the Monthly Bills per tenant:
● Council Tax: £73
● Energy: ~£45 (approx)
● Thames Water: £25 (approx-bill every 6months)
● Broadband: £17

The letting agency requires applicants to:
● Have a minimum annual salary of £25,000
● Complete the agency’s referencing process
● Sign the tenancy agreement
● Agree to and sign the property’s original inventory before moving in
