Hello,

I have 2 lovely double bedrooms for one person in each (sorry, no couples) available on December 1st or could possibly be just before depending on the current flatmates final moving out arrangements.

We are looking for someone to move in or start their contract on ideally, December 1st or November 30th.

The room is in a nice, clean, modern, newly refurbished friendly flat share with large garden, very close to Southwark Park in Bermondsey.

Both rooms have a nice double bed and mattress, a desk and chair, a white bedside table, the tall white shelves pictured, and the huge Ikea Pax wardrobe with 3 internal drawers and a full length mirror door.

All bills are included, as is super fast 3000MB wireless internet which is the fastest currently available. There are wired cables for all rooms, so you can get mega fast internet if you run it from a wire - better than wireless (which is still v fast!)

We are on a communal heating and hot water supply so there is always constant hot water with good water pressure and heating. The flat is very cosy and warm in winter. :-)

Shared large kitchen with good size dining table, 2 large fridge freezers, lots of storage space, washer dryer, dishwasher, oven, hob, extractor hood, kettle, 4 slice toaster, microwave and fan.

The flat has 2 nice modern bathrooms, one has a really large shower, basin and toilet, and the other has a bath, shower, toilet and basin.

No shared lounge but the kitchen is really large, and there is a large south facing garden too. Gets lots of sun in the summer :-) Everyone can share the garden and we have a nice large garden table with 4 comfy fabric chairs. 2 green plastic armchairs and 2 sunloungers as well.

The tenants moving out have been doing gardening so there's a plastic greenhouse that may stay or go with them.

Please note, Spare Room limits me to 9 photos here, and as I have 2 rooms available, I wanted to include 2 photos of each bedroom, so there is one of the large kitchen dining table showing the communal space there - I can send it to you as an attachment if you message me so please just ask, more than happy to do this.

The flat is in an ex local authority block, 5-10 minutes walk to Bermondsey tube station, 5 minutes walk to the river, many buses from Jamaica Road, 24 hour shops, South Bermondsey train station is also about 5-10 minutes walk, it's very convenient here.

1 minute walk to Southwark Park, easy access to Surrey Quays shopping centre, Surrey Quays, Canada Water and Rotherhithe overground stations as well.

If you drive you can get a free (last I heard) off street parking permit from Southwark council.

The flat has been refurbished to a nice modern standard and it is a lovely home.

1 month's rent required as a deposit, and references from a current job / employment / self employment and also current landlord required.

Minimum stay 6 months.

Available for one person only for each room; no couples. There are 5 flatmates in total (including these 2 rooms). Currently, these are 2 English professionals and one Canadian in their mid - late 20s- early 30s super friendly, chilled and easy going. 2 guys, 1 girl.

The current flatmates have made a lovely friendly group and would like to say to anyone considering this room:

"We'd love someone who suits our lifestyle now - we like going to the pub together, hanging out together and doing things in and out of London, but we don't tend to go clubbing or anything like that! As a house, we're friends before anything."

Please note this is NOT a party flat, this is a professional, quiet, tidy and clean flat share. There is a cleaning rota and everyone chips in for cleaning products, loo roll etc every week; you can arrange this however you wish to yourselves. (or share the cost of hiring your own cleaner if you want)

Please, if you write me a message, put some nice friendly info about who you are, what you do, where you're from, what you like doing in your spare time, how old you are etc ; it's so much nicer to be able to let the current tenants know a bit about who is coming to their home, as I am sure you would also appreciate if you moved in and someone new was interested in another room in your home. :-)

** Please note all bills are included, other than a TV licence - as none of the current tenants watch live TV. If you do want to watch live TV then you will have to pay this yourself. I have kept the 'all bills included' box ticked here, as if nobody needs a TV licence then nobody will need to pay for one.
