A comfortable, fully furnished room in my first floor flat in a large, Victorian semi-detached house in the sought-after area of Abbeville Village, near Clapham Common.

*** I prefer not to have meat in my home, so if that is important to you, please save yourself the time and look elsewhere ;-)

The flat is about 10-12 minutes walk to either Clapham Common or Clapham South tube, Zone 2. Buses to Clapham Junction, West End and City are nearby and electric hire bikes right outside.

The flat has central heating and double glazing and has 2 bathrooms, one with a bathtub. There is a bright, sunny garden, which has mature trees and outdoor seating, where smoking is allowed.

The room is approximately 3.5m x 4m (11.5' x 13'), the window faces SE, overlooks the garden and gets the morning sun. It has a fireplace (not used), a desk and chair, wardrobe, chest of drawers, double bed and bedside tables with drawers.

I have provided, brand new, a double 'Emma' mattress, ‘hotel’ pillows, 100% cotton bedding and towels. There is a smoke alarm, plenty of sockets and a dedicated Wifi 7 router in your room.

The kitchen has oven, hob, microwave, fridge freezer, dishwasher and washing machine.

A separate living room with windows facing NW and SW gets afternoon and evening sun. There are two sofas, a dining table and a large TV.

The flat has 4 bedrooms, but I only wish to rent one of them. My wife is working abroad and I travel frequently, so this would suit a single person looking for peace and quiet, rather than a 'social house'. A quiet, tidy, mature person will find this ideal.

The price includes all bills, including Council Tax, Gas, Electricity, Water, TV license and “London's fastest internet'”. (Ethernet 3.5Gbps and wifi over 1Gbps, tested.)

About me: I am happily married, will be 60 this Christmas and have long been environmentally aware. I have a background in tech and am widely travelled. As long as you stick to my house rules, you will find me reliable and considerate.

The flat is available from 1st October, but possible sooner if you need to move urgently. I am happy to meet in person or online.
