Double-Room with En-Suite in Clapham for Rent

Please see the following details for a spare room in a 5-person house in Clapham.

A little bit about the group…. I’m Cameron and I’m currently looking to move out this great house to move in with my partner at a smaller place together. I leave behind a quality group of 4 lads (Liam, Nathan, Joel and Joe). We are a very active house - love having a summer social / bbq and particularly keen to have drinks on the weekend - enjoying everything that comes with Clapham. The lads love running & gym and actively take part in the Clapham park-run / run-club together. Football, Rugby and Cycling are also key interests throughout the group. The house is looking for someone that will fit in, be clean and tidy and is keen to be friends. Everyone does have their own social life but there are always messages in the group-chat to join plans and we are all going abroad together for first time soon! - Both Joel and Joe joined the house through spare room over the last 6 months and have been fantastic additions to the group.

The room itself is situated upstairs and shares a wall with one other tenant. It’s a cosy room with a double-bed, en-suite, desk, chair and space for wardrobes / railing to hang up clothes. The room definitely benefits from storage under the bed, it is at the front of the house so gets good access to sun-light and finally has its own bathroom. The room also comes with its own key / lock so the space can remain as private as you want it to be. I have tried to supply as good photos as I can but more can be taken yourself, on coming to view the place. Anything that isn’t wanted can be removed and this can be decided upon securing the room.

The house itself has a large kitchen / diner / living room space and each individual has one large cupboard with multiple shelves to store dry goods and the same in the fridge and freezer. Everyone shares all amenities (I. e microwave, air fryer, kettle, coffee machines, cutlery, pots, pans and more). This space is cleaned once a week by a private cleaner that the house all chip in for (circa £10 per person per week) - the cleaner comes Monday mornings for 3 hours to give a thorough clean. Despite this the house is very clean and tidy and it’s expected the new tenant would be the same. This space also benefits from 2 communal sofas, kitchen table and other storage space throughout. Washing machine and drying racks are also shared and often used on ground floor.

Other communal areas include a toilet downstairs (mainly for the 1 downstairs room and guests) - a bathroom upstairs which is typically shared between the 3 individuals that don’t have an en-suite and finally the garden area which is used a lot during the summer for social gatherings / bbq’s and parties on the odd occasion.

Both Clapham Common and Clapham North station are circa 10 minutes walk away. The house also benefits from being near 2 large supermarkets (Sainsbury’s and Lidl 10 mins away) and other Bars and Cafe’s very close by. The house is also very close to a bus stop, lime bike parking spot and the closest train station (Clapham Junction) is not far.

The cost of room is as follows:
* Rent - £1,000 per month (paid on 28th each month) - recently undergone a rent review and this shouldn’t alter for the next 12 months.
* Bills - depending on month - average £30/40
* Deposit - £1,108 - to be paid up-front prior to joining the house.
* Cost of Furniture - tbc - furniture is intended to be left as tenant moves out but this can be discussed at later stage.

It’s worth noting we are currently in the process of changing contracts. This refreshed contract protects tenants rights against the condition of the inventory in this house. The initial tenants moved into this premises in 2023 and a check is being conducted to revalue the condition of basic wear and tear. It is worth noting the agency and landlord are very good at communicating any issues (I. e we recently got a new sofa, new fire doors installed with locks and had a new lawn mower delivered the next day supplied by the landlord).
