Looking for a new flatmate to replace the outgoing tenant.

This is a joint tenancy, and I am looking for someone to join on a long term basis.
The ideal housemate will be:
- Someone I can build a friendship with, not just a stranger I barely speak to in the house!
- Clean and tidy, with a focus on keeping communal shared places in a nice condition (leave it as you found it vibes)
- Financially responsible, doesn’t need to be chased to pay bills on time!
- Enjoys sometimes chilling together in the living room for a gossip, but also respects quietness and personal space when the social battery is low!
- Guests are welcome, but no parties please.
- No pets/couples/smoking.
A female housemate of a similar age bracket preferred.
All bills are split equally every month, 50/50. As I’ve been here for many years, all the bills come out of my account. Your half will need to be transferred to me the day before the direct debit comes out of my account. Receipts and proof of payment can be provided to you if requested.
Bills are as follows, per person, each month:
- Rent £1000
- Council tax £82 (Band C, increases every April)
- Energy (Electric only property) price is dependent on usage (Billed every 3 months, always more expensive in winter. On a fixed rate below the price cap. I put away £100 a month in savings for my share, which has always been more than enough to cover it even in winter. I recommend you do the same.)
- Wifi £10
- Water is included in the rent
- TV License is paid by my mum lol
- Household items such as toilet roll, cleaning products used in shared areas of the flat are also split evenly.
So total is roughly around £1.2K a month max
The rent is through an agency acting on behalf of the landlord. The agency will require that you go through reference checks. This includes having UK right to rent documents, and a minimum annual income of £30K.
The room is available from the beginning of June, Mid-late June preferred, early July possible too. Rent can be pro-rata if dates don’t line up with payment dates.
About me:
I have lived in this flat since October 2021. I am 27. I am not working at the moment due to health reasons, which means I am around the house a lot. I also had surgery recently and am on a recovery journey with that so I really appreciate the flat being a clean and peaceful home where I can rest and recuperate. I’m in my boring, retired healing era… temporarily!
When I am working, I work in creative marketing within the music industry.
I enjoy going out to gigs and the theatre (and can get great discounts!)
I love getting out and about in London doing new things, as im originally from Liverpool, so I’m still a bit of a tourist!
I occasionally have friends from out of London stay for the weekend when we’ve booked to go to events. Previous housemates would usually join us on our plans. I like my housemates to be able to become an addition to my various friendship groups if they wish to do so!
