I’m sadly having to leave this lovely flat as I'm moving abroad for work, so I'm looking for someone to take over my room permanently at The Gardens. The room is massive, very bright, and has a great view over South London.

Furnishing options are flexible: the room can be offered furnished, part-furnished, or completely unfurnished depending on what you need. Currently, it includes plenty of storage and a desk setup for WFH. The rest of the flat is fully furnished, and the building has access to a huge communal garden.

Housemate & Vibe:
You’ll be sharing with one male housemate (Oscar) who works in the TV/Film industry. He’s very laid back, friendly, and often out for long hours on shoot days, so the flat is naturally chill and peaceful. If you WFH, it’s a dream setup with super-fast WiFi and plenty of daytime space in the living room and garden.

Location & Transport:
We’re in a fantastic pocket of South London, nestled right between Peckham Rye Park and Dulwich Park.

Transport: Short walk or quick bus to both East Dulwich and Peckham Rye stations. Easy access to the London Overground (Shoreditch/Highbury) and direct trains to London Bridge and Victoria.

Local Area: All the pubs, independent shops, and cafes of Lordship Lane are a few minutes away, and Peckham's bars and restaurants are an easy walk.

Rent, Bills & Details:

Rent: £1,200 per month (excluding bills)

Bills: Roughly £150–£200 per month (Council Tax, Energy, Water, Super-fast WiFi)

Deposit: £1,327

Move-in Date: November (flexible if you need an earlier or later start)

Tenancy: Permanent / Long-term (subject to standard referencing & agent approval). The property is managed by Grainger, and they will handle all referencing and paperwork smoothly.
