Lovely Herne Hill flat

Hello! :)
I am moving out so looking for a flatmate to this lovely chilled flat in Herne Hill.
The room will be available from 7th October which is when the rent will be due. We are hoping to do some viewings 6th September and the week after.
If you feel like you can be a good fit, please send us a message with some information about yourself and your availability to view the room in on 6th and the week after

The room
A spacious double room furnished with a 3-door wardrobe and a double bed frame. A wooden chest of drawers may come with the room too.

The flat
With a bright and spacious kitchen and living/ dining space with big windows. One bathroom and one toilet which are separate - comes in handy sometimes.
There is a private courtyard with a big rose bush, space for growing things if you are into gardening.
Plenty of communal storage cupboards outside of the room.

Location
The flat is well connected - just 4 mins walk away from Herne Hill station and 20 mins walk to Brixton station.

Other amenities:
3 mins walk for small Tesco's and Sainsbury's
5 mins walk from Sunday market, Brockwell park and the brilliant bakery Bunhead
7 mins walk away from the Lido

Rent and bills:
£868 pcm + £145 bills including water, gas, internet and council tax.

Flatmates:
You will be living with two flatmates in their mid/ late 20s. One works as a teacher in special education and one works for a dance company.
They are keen to keep a queer household who are aged 25+. They would like to share with lovely people who would like spending time with their flatmates occasionally.

The flatmates would occasionally invite friends over however it is not a party house. Most of the time they prefer to keep the home relaxing, clean and respectful.

Tenancy:
- Contract is managed by the agency. You will be on a rolling contract with two months’ notice if you decide to leave
- Preference for someone planning to stay a year or more due to admin required for changing contract
- Deposit should be 5 weeks' rent or less - exact amount to be confirmed with the estate agency as they need to start a new contract, they have increased the rent in March without changing our deposit
- Benefits accepted
- References/documentation required, including ID, proof of income and employment details
- Despite the space this room is not suitable for couples
