Sunny, warm 2-bed flat off Chatsworth Rd

We're a two-person household moving out at the start of September and looking for a couple or two friends to take over the whole flat. We've loved living here and would rather hand it to someone who'll enjoy it.

*The new tenancy will start on the 11th of September, but the move in date can be the 6th and after, so you can get a few days of free stay potentially.

The flat
Two double bedrooms, identical in size and next to each other — each fits a king-size bed, a large desk and a few chests of drawers with room to spare. Big living room with multiple windows, opening onto the kitchen. Large bathroom with bathtub upstairs, separate WC downstairs. Dishwasher and washer-dryer.
Everything is functional. The oven is brand new and working really well!

The bathroom is more spacious than it looks in the photos.

There is virtually infinite storage space! There are storage places in each room. There is a wall of storage space in the living room. There is a large storage cabinet in the boiler room. And there is the attic: You can put all your luggage, boxes etc. using a chair or folding ladder.

It gets genuinely lovely light and is naturally warm — we barely touch the heating in winter, which keeps bills down.

Cost
Currently: Rent £2,100/month (£1,050 each). Bills around £340/month total (£170 each). Fair warning: rent may go up by roughly £50–75 per person at renewal, but nothing is confirmed yet. That's why I wrote 2200, just as a heads up.

The area
The flat is at a very quiet spot. Just off Chatsworth Road, on Chelmer Road. Chatworth Sunday market on your doorstep, Castle Cinema and a Co-op nearby. Millfields Park is the closest green space, with Victoria Park and Hackney Wick a short hop away. Homerton Overground (Mildmay line) gets you to Stratford in minutes. Homerton Hospital close by too. There are many little shops nearby. There is a big Tesco near Hackney Central.

Practical bits
Managed by an agency who are genuinely responsive — report anything through their app and it gets fixed quickly. New tenancy starts 11th September on a rolling contract under the new rules. Sky broadband is set up and you're welcome to take it over so there's no Wi-Fi gap when you move in.

The flat will be mainly unfurnished.
Happy to sell on some of ours so you don't have to kit the place out from scratch: large 6-drawer IKEA chests of drawers, big comfy L-shaped sofa. I can happily give you a Philips LCD TV for free :) (older but works perfectly). Dining table, office chair, hangers and odds and ends. Ask and we'll send photos and cheap prices.
