2 bedroom flat, suitable for couple

I have a furnished two-bedroom flat in Kilburn which is ideally suited to a couple or small family.

The flat is close to Kilburn Park tube station on the Bakerloo line, as well as Kilburn High Road overground station and many buses. A little further away is Kilburn station (Jubilee line) and Brondesbury overground station. Kilburn High Road has lots of restaurants, cafes, supermarkets and other shops, and the area is also near West Hampstead, Maida Vale and St John’s Wood.

The flat has one double room, plus a spare single bedroom which is ideal for drying washing, extra storage, having a friend stay over etc. There is also a bathroom, living room, kitchen and hallway/reception area.

The rent is £2,000 a month including many of the bills such as electricity, gas, water, TV licence and service charge. However, please note it does not include council tax (which tenants are required to register for themselves with the council) or phone/internet, the tenants would need to set up their own contract for this (or move an existing one from another address ). Before moving in, I’d ask for a £1,000 deposit, to place in the deposit protection scheme.

There has recently been some work going on in the communal areas of the block, recarpeting and repainting etc. Much of this is now complete, there is some remaining work still to do but this should not have too much impact on tenants. The building, Hillsborough Court, also has a shared outdoor garden area with picnic benches.

The current tenants intend to leave at the end of the summer as they are moving back to their home country, so the flat is available from 1 September. You’re very welcome to come for a viewing, I hope to have some in mid/late July.

I’m a live-out landlord and this is my only property. I’m looking for a couple who are respectful and will keep the flat in good condition. Once in a while I might ask to pop round to collect any mail that has built up but I’d always give plenty of notice.

I’d love for tenants to stay for at least a year if possible, which is why I’m not advertising for shorter term lets, but the contract will be rolling monthly, I’d only ask for a couple of months’ notice when you want to leave.
