Please, read the below info very carefully, it has answers to most questions you may have about the flat and rental conditions.

ABOUT THE FLAT
A lovely refurbished 2 bedroom flat on a 3rd floor of a well-kept purpose built (ex-council) block. 3 minutes to canal, 7 minutes walk to Edgware road station, bus stop 2 minutes walk (buses take you to Central London within 10-15 minutes).

Please, note there is no lift, so if you are disabled or have a buggy, it may not be suitable for you.

I redid this flat for myself when I bought it, so it's very nicely decorated. Wooden floors (which you know is very rare in London), in-built wardrobes, very comfortable beds, double glazed windows in the rooms, gas boiler.

ABOUT THE AREA
We are between Maida Vale and Edgware road. Maida Vale is an upscale posh British area, Edgware road is more ethnically diverse, with a daily market nearby. There are always people in the streets and I never had issues coming back home late night.
The building is an ex-council block, it's well-kept and safe, most flats are rented to professionals.

BILLS
Price does NOT include bills! Bills are extra and around 140 pounds - electricity/gas around 80 (projected amount, your actual consumption my vary), internet 22, water around 32 (plus council tax, band D - or none if you are a student). 

DEPOSIT
1 month in advance. Deposit will be officially protected by DPS. Also open to discussing "zero deposit" scheme.

CONTRACT
You will get an official property licensing contract with landlord (I am very reasonable and friendly as long as neighbours aren't calling and complaining of noise). 

Please, note that the indicated price is only for a contract that is minimum for a year and for immediate occupancy, and I have a preference for those interested in a longer rent (2 years or more). 

DOCUMENTS you'll need for the contract:
1. proof of the right to reside in the UK - until you have your visa in place, I am not legally allowed to rent it, sorry
2. letter from university if student or from employer confirming who you are
3. reference from previous landlord if rented
4. copy of your passport/ID if European

WHEN
Flat is available from the 15th August. I prefer 1-2 people, but max would be 3 people to rent, more than 3 is non-negotiable. Minimum contract is 1 year, it's non-negotiable.

FURNITURE
Place is rented as-is, NO furniture can be moved. You are welcome to buy your own furniture, but I cannot put existing one in the storage, unfortunately. It's non-negotiable.

IDEAL TENANT(S)
I am looking for tenants who are past crazy party years and don't smoke inside (you are welcome to smoke on the communal balcony). Someone who is a quiet and disciplined person who keeps the place clean and can take care of it in a good way for at least a year, or better longer.

Absolutely no crazy parties allowed, no loud music after 10pm etc (you are welcome to have guests occasionally, but I am making it very clear that this is NOT THE PARTY PLACE, and contract will terminate immediately if this condition is broken).

No agents of any kind. Strictly no pets, not even fish sorry.
